Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process to lock in current rate and leasing specials. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

We offer lease terms starting from 15 months to 18 months. These terms are subject to change.

Residents are responsible for water/sewer, electricity, and renters' insurance. Your electricity will be billed through Jacksonville Electric Authority (JEA), and your water and sewer will be billed through the property management and added to your monthly rent statement.

Rent is due on the first of each month and can be paid using the online resident portal or through the Thompson Thrift resident mobile app. We accept credit and/or ACH payments. Please note that we do not accept checks or full lease payments up front. Late fees are charged on the 6th of the month at 10% of your monthly rent.

Yes, a security deposit is required. The standard deposit is $300, but screening may prompt a higher deposit up to one month's rent. The deposit is refundable, provided there are no damages to the apartment beyond normal wear and tear, and all lease terms are met. We do have a program for those that are unable to get conditionally approved, you may result in a larger deposit or can pay a portion of the deposit that is non-refundable.

Yes, there are a few additional mandatory fees: - Application Fee: $75 per applicant. - Administration Fee: $175 per apartment. - Amenities Fee: $150 monthly, which includes internet, valet trash service, Smart Rent smart home technology and controlled access, and pest control.

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.

Policies and Rules

Yes, renters’ insurance is required for each household. You must carry at least $100,000 in personal liability coverage, protecting against potential property damages. While only liability coverage is required, we strongly recommend a policy covering your personal belongings. For convenience, we offer a cost-effective plan through ePremium starting at $12 per month.

Guest are allowed to stay no longer than fourteen consecutive days. If guest stays longer than the allowed period, they will need to be added to a lease. This will involve a background check and approval.

Yes, pets are allowed. Dogs and cats are permitted, with a maximum of 2 pets per apartment. There are no breed or weight restrictions. A one-time, non-refundable pet fee of $350 for 1 pet or $500 for 2 pets is required at the time of application. In addition, monthly pet rent is $25 per pet.

Your lease agreement requires a written 60-day advance notice.

All concessions that are received are due in full to the Owner if the lease agreement is not fulfilled as required by this contract. The buy-out fee is equal to 2 month's rent. These fees are due at the time the notice to vacate is received.

Amenities and Services

Amenities that are included free of charge: 24hr Clubhouse / Focus Rooms / Pickle Ball Court / Resort Style Pool / Outdoor Entertainment Area / 24hr Fitness Center / Pet Spa / Dog Park / 24hr Mail Center / Open Uncovered Parking.

Amenities that come at an additional cost: Reserved Parking $50 monthly / Garage $175 monthly, Golf Cart Garage $100 monthly, EV Garage $200 monthly / Guest Suite $125 per Night (criminal screening required).

As a Velara resident you get resident-only access to Nocatee’s world-class amenity collection — waterpark, lazy river, swim club, courts, fields, dog parks and more. Learn how to get your access card.

Yes, guests are welcome to park in any open parking spot. There is no extra cost for guest parking.

On-site maintenance Monday – Friday 8am-4:30pm. 24/7 on-call for all maintenance emergencies.

Yes, our community offers EV charging stations. The cost for garage parking with EV charging is $225.

Property Details

While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. All our available apartments come fully equipped with state-of-the-art appliances.

Our community offers one-, two-, and three-bedroom units. For a more detailed view, check out our floor plans.

Through the resident portal, a resident can submit a service request, or contact the leasing office. All request a prioritize by order receive or the severity of the request. These requests should be address in 24-48 hours or based on the severity of the request.

We will grant requests for accommodations or modifications that are reasonable and necessary because of a disability, would not impose an undue financial or administrative burden on our operations, and do not fundamentally alter the nature of services or resources we provide as part of our housing program.

An accessible apartment is an apartment that is easy for people with disabilities to enter and use. Accessible apartments are designed to meet the requirements of the Fair Housing Act and the Americans with Disabilities Act (ADA).

Our community is located within Duval County School District. Some of the primary schools closest to our community include Bartram Springs Elementary / Twin Lakes Academy, Twin Lakes Academy Middle School, and Atlantic Coast High School.

Yes — there are convenience-store options within walking or very short driving distance of your community at Velara Luxury Apartments / the surrounding Nocatee / Ponte Vedra area:

  • Gate Nocatee — a convenience-store / fuel station located on Nocatee Parkway, which locals often use for quick essentials.

  • Daily's (and related “Daily’s Dash” locations) — included among the convenience-store options in the broader Nocatee / Ponte Vedra area. 

Also, just slightly beyond a convenience-store distance but still close by:

  • Publix GreenWise Market at the Nocatee Town Center — while a full grocery store, it offers convenience-store-style access to essentials and it’s very close to Velara.
